FAQ

Q: How to I find out what units are available?

A: We post all availabilities HERE. Typically we know if a unit is coming available 60 days before it is open.  If you wish to be notified of future availabilities, completed the form on the availabilities page.

Q: How do I arrange a showing?

A: Units are only shown when the current tenant has given notice of move out.  If a unit is available, the best way to schedule a showing is to email or call using the information provided in the listing.

Q: How does the application process work?

A: The basic application process can be found HERE.

Q: What security deposit is required?

A: Typically the security is equal to one month’s rent.  In certain cases (such as prolonged unemployment or poor credit history), the security deposit may be more.

Q: What is the term of the lease?

A: The standard lease term is 12 months. After the initial 12 month term, the lease will be automatically renewed on a month-to-month basis. During the renewal period, any move-out will require a 60 day notice. A lease term as short as 6 months is available. This option is subject to landlord discretion. The rent due on a lease shorter than 12 months will be 10% higher than the advertised rate.

Q: What utilities are included?

A: Internet (WiFi) and trash removal are included in the rent.  Water is billed quarterly by the Landlord based on actual usage.  Electric, cable and telephone will be the responsibility of the tenant.  All units are metered separately.  All appliances and heating systems are electric, there is no gas in the building. The utility companies are listed below

Delmarva Power (1-800-375-7117)

Comcast Cable (1-800-934-6489)

Verizon (1-800-837-4966)

Q: Are pets allowed?

A: Pets (cats and dogs) are allowed in certain units. Dogs must weigh less than 50lbs and certain breeds are prohibited.  An additional (refundable) security deposit and monthly pet rent is required.

Q: Where do I park?

A: Parking is NOT included with the unit; all residents must use municipal parking.  Street parking on the Plaza and on Division street is free during non-business hours (outside of M-F 9:00a to 5:00p). If parking is needed during the business day, permits may be purchased by calling the City of Salisbury Parking office at 410-548-3192. The closest lot to the building is the ‘Top Lot #1’ and the Parking Garage. The fee a municipal parking permits is approximately $35.00
